About RateLogiq
RateLogiq is an independent mortgage professional’s practice for borrowers a W-2 mortgage reads wrong: self-employed owners, real-estate investors and homeowners with equity. Model your scenario with the calculators, then have one person read it the way an underwriter will.
No credit check at this step. Not an application. No obligation.

Why RateLogiq exists
The traditional mortgage process was designed around one kind of borrower: a salaried employee with a W-2, a pay stub and a tax return that all say the same thing. Everyone else gets friction. Self-employed owners are asked to explain deductions the tax code encourages them to take. Investors re-document their entire lives for every purchase. Homeowners with a good first mortgage are pushed toward replacing it because that is the product on the shelf.
RateLogiq exists for the borrowers that process serves badly. It puts three things in one place: calculators to model your own scenario before you talk to anyone, a mortgage professional who reads your file the way an underwriter will, and programs that measure income and property the way your finances work.
What RateLogiq is
RateLogiq is an independent mortgage professional’s practice. It is not a call center, and it is not a lead-generation site that sells your details to whoever pays for them. Requests submitted here are read and handled by the practice itself.
The practice is built around non-traditional borrowers: business owners, freelancers and independent contractors whose returns understate their income; real-estate investors who want to scale a portfolio and hold property in an entity; and homeowners who want to put equity to work without giving up a first mortgage worth keeping.
The programs on this site reflect that focus: bank statement loans, alternative-documentation programs that replace tax returns with other verified records, DSCR loans for rental property, and home equity lines of credit through full-documentation and bank-statement paths. Conventional financing is always part of the comparison when it fits, because it is usually the least expensive path for a borrower who can qualify for it.
How we work
The process is deliberately plain. There is no automated decision engine behind the form, and no document upload is required to start a conversation.
A conversation. You describe how you are paid, what you own, and what you want the financing to do. The form on Get Started asks for ranges rather than documents, and a person reads every submission.
A scenario review. We look at your situation the way a lender will: how income would be calculated under each documentation method, how the property would be evaluated, and where the file is strong or thin. If a conventional loan is likely to work, we say so first.
A program match. Programs differ on documentation windows, expense factors, entity rules, property types and prepayment terms. We line your scenario up against the ones that fit and explain the trade-offs of each, including what you give up by choosing it.
A guided closing. Application, credit, appraisal, title, underwriting conditions and closing follow the same path as any mortgage. You will know what is being asked for, why it is being asked, and what happens next.
What we will and won’t say
Mortgage marketing is full of numbers that are not true for the person reading them. This site takes a different position, and it is worth stating plainly.
- We do not publish rates, minimum credit scores, maximum loan-to-value ratios, reserve requirements or closing timelines, because they depend on the lender, the program and your file. A number that is not true for you is not information.
- We state the trade-off next to the benefit. Every program page names what a borrower gives up by choosing it, and when another path is likely to cost less we say so.
- We do not guarantee outcomes. No lender can promise an approval before underwriting, and we cannot pre-approve anyone from a web form. Submitting a request is a conversation, not a decision.
- Borrower scenarios on this site are illustrative. They describe situations we see, not named clients, and they are labelled that way.
- We do not publish testimonials, ratings or volume figures. If that ever changes, it will be with written permission from real clients and nothing invented.
- Where an article uses a figure to explain a mechanism, it is attributed to industry practice or labelled as an example. It is never a RateLogiq guideline.
Who we help
Most visitors arrive with one of three situations. Each has its own hub, written around the situation first and the programs second.
Self-employed borrowers: business owners, freelancers, contractors and commission earners whose tax returns tell a thinner story than their bank accounts.
Real-estate investors: buy-and-hold landlords, BRRRR investors and anyone who wants financing that scales with a portfolio and allows entity vesting.
Homeowners: owners with equity and a first mortgage they want to keep, who want a line of credit or a refinance compared side by side.
If your situation does not fit any of those, the contact page is still the right place to start. Plenty of good files are unusual.
Where we’re licensed
Mortgage origination is a licensed activity, and the states in which this practice is licensed determine where it can help. The entity name, NMLS identifier and list of licensed states are published on the Licensing & Disclosures page, and only there, so there is one place to check them and one place to keep them current.
If your property is in a state where the practice is not licensed, we will tell you at the start of the conversation rather than at the end of it.
