Get started

Start with your situation, not your paperwork.

Four short steps, no documents. A mortgage professional reviews what you share and names the programs that fit.

Tell us what you're trying to accomplish

No credit check at this step. Not an application. No obligation.

What would you like to do?
What's the plan for the property?
How will the property be used?

DSCR financing is for non-owner-occupied investment property only.

Everything on this step is optional. Ranges and best guesses are fine; they help us point you to the right program, and none of it is a credit check. Skip anything you're not sure about.

Self-reported only. We do not pull credit here.

Text messages and automated calls need the contact-consent box below. Without it, we reply by email or a personally placed call.

Submitting this form does not start a loan application, does not check your credit, and does not create an obligation. A RateLogiq mortgage professional will review your scenario and follow up the way you asked, by text only if you check the box above.

  1. You tell us the situation

Goal, property, rough numbers, how to reach you. Ranges are fine.

  2. A professional reviews it

Not a call center. Your scenario is read by someone who knows these programs.

  3. You get realistic options

The programs that fit, the trade-offs of each, and whether a conventional loan is the better path.

Your details are used to respond to this request and are never sold. See the Privacy Policy.

Before you submit

What happens next, and what doesn't.

What happens after I submit the form?

A RateLogiq mortgage professional reads your goal, property and ranges and follows up by the method you chose. The form is a request for contact, not an application, and no credit report is pulled. The first conversation is about fit: which programs are worth pricing and what each would require. If you decide to proceed, a secure application opens then, and underwriting begins only after that.

Does the form check my credit?

No. Nothing on this website pulls a credit report. The form asks how you would describe your credit, and that self-reported range only points you toward suitable programs. A credit inquiry happens later, after you authorize it as part of an actual loan application with a licensed professional, and you will know when that step arrives because you will have signed the authorization for it.

What credit score do I need?

There is no single number, and we do not publish one, because each lender sets its own minimum for each program and prices across the whole range above it. Non-QM and DSCR programs tend to lean harder on credit than a conventional loan does, since the income side is documented differently, and the same score can fit one lender's program and not another's. The history behind the score matters as much as the score: recent late payments, a bankruptcy or foreclosure and how long ago it was resolved, and open collections. Tell us the range you fall in on the scenario review form and a licensed professional will identify the programs that fit it; nothing is decided from the form, and no report is pulled until you authorize one as part of an application.

What should I have ready for a first conversation?

A clear picture of the goal and the property is enough to start: what you want to do, where the property is, how it will be used, and rough figures for value, loan amount and timing. If you are self-employed, it helps to know which accounts your business income flows through and whether your most recent tax returns reflect your real cash flow. Investors should know the property's current or expected rent and whether title will be held personally or in an entity; homeowners should know the balance and terms of their current first mortgage. You do not need to send documents at this stage, and you should never send account numbers or your Social Security number by email or through the contact form.

Is my information shared or sold?

It is not sold. The information you enter is used to respond to your request: it reaches the RateLogiq mortgage professional who follows up with you, and, if you checked the consent box, it is used to contact you about that request by the methods you agreed to. RateLogiq does not sell personal information. The Privacy Policy is the authoritative description of what is collected and how it is used, and it governs over any summary like this one.
