Licensing & Disclosures
Every licensing fact and compliance statement used on this site, in one place: the licensed entity, its NMLS identifier, where it is licensed, and the standing disclosures.
What this page is for
This page collects every licensing fact and every compliance statement in use on ratelogiq.com. Other pages refer here rather than repeating the details, so there is one place to check them and one place to keep them current. The date at the top changes whenever anything on this page changes.

Standing disclosures
The statements below apply to every page on this site. Where a page carries a shorter version, this is the full text it refers to.
Not a commitment to lend. Nothing on this site is an offer, a commitment to lend, a rate quote, a Loan Estimate or an approval. A contact request is not a loan application.
Programs vary and change. Loan programs, their terms and their availability vary by lender and by state, and they change without notice. Descriptions here explain how programs generally work; the terms of any loan are set by the lender at the time of application.
All loans are subject to underwriting. Every loan requires a complete application, verification of the information provided, an appraisal or valuation, and approval by the lender under its own guidelines. No one can be assured of approval before that process is complete.
Equal housing. Equal Housing Opportunity. Saxton Mortgage, LLC does business in accordance with federal fair housing and fair lending laws and does not discriminate on any basis those laws prohibit.
Calculators are estimates. Calculator results are estimates from the figures you enter and from simplifying assumptions. They are not quotes, Loan Estimates, approvals or statements of eligibility, and they do not reflect any lender’s current pricing.
Images are illustrative. Photographs and graphics on this site are generated illustrative imagery. They do not depict real RateLogiq clients, staff, offices or documents.
Borrower scenarios are illustrative. Scenarios describe situations mortgage professionals commonly see. They are not accounts of real clients and do not describe outcomes anyone should expect.
DSCR loans are business-purpose. Debt-service-coverage-ratio loans described on this site are business-purpose financing for non-owner-occupied investment property. They are not available for, and must never be used for, a home the borrower intends to occupy.
Consumer-purpose loans require verified ability to repay. For any loan secured by a home the borrower will live in, federal rules require the lender to make a reasonable, good-faith determination of the borrower’s ability to repay using verified records. Alternative-documentation programs verify income from records other than tax returns; they do not skip verification.
Not tax, legal or investment advice. Content on this site is general education. Decisions about borrowing, holding property in an entity, or the tax treatment of interest should be made with qualified advisers.
No testimonials, ratings or volume claims. This site does not publish testimonials, reviews, awards, client counts or funding volume. If that changes, only real, permissioned statements will be used.
