How much equity could I access?

Home Equity Estimator

Home value minus what you owe is your equity. A lender's combined loan-to-value ceiling decides how much of it a line could reach; enter one to test.

Enter 0 if the home is paid off.

The share of your home's value a lender lets all liens reach, combined. Every program sets its own. Leave it blank to see your equity and current combined LTV; a mortgage professional can tell you which ceilings apply to your scenario.

A ceiling on size, not an offer. Credit, documentation, valuation and program rules all apply.

Assumptions and how this is calculated
  • Equity = estimated home value − first mortgage balance − any other liens.
  • Combined loan-to-value (CLTV) = all liens ÷ home value. Lenders cap the CLTV a new line or second lien may reach; caps differ by lender, program, occupancy and credit, so you enter the ceiling to test.
  • 'Line size that would reach your tested ceiling' = home value × the ceiling − existing liens. It is a ceiling on line size, not an offer: the actual limit also depends on credit, income or bank-statement documentation, the appraisal or valuation, and program rules.
  • Home value is whatever you enter; a lender uses its own appraisal or automated valuation.

Estimate only. This calculator is an educational estimate based only on the numbers you enter and the stated assumptions. It is not a loan offer, rate quote, pre-approval, or Loan Estimate, and it does not reflect the actual terms of any loan. Rates, fees, taxes, insurance and lender guidelines vary. Speak with a licensed mortgage professional before making decisions.

Behind the numbers

Equity and the ceiling a lender applies

Equity is the gap between what the home is worth and what is owed against it. A home equity line or second lien borrows against that gap, but not all of it: lenders cap the combined loan-to-value ratio: every lien including the new one, divided by the home's value.

Because caps differ by lender, program, occupancy and credit profile, this estimator asks you to enter a ceiling to test rather than assuming one. The result is the largest line that would reach that ceiling; the actual limit also depends on the valuation the lender orders, your documentation path and the program's rules.
